- 2024 Mobile Home Tax due date is May 1
- Owners of the Mobile Home on January 1 of each year are responsible for the tax.
- Taxes paid are from January 1 to December 31 of the taxing year

Tuscola, IL 61953 - Payments not received or postmarked on or before the due date are subject to a $25 per month penalty with a maximum of 4 months ($100).
- Tax is calculated by multiplying the rate (based on the age of the Mobile Home) times the square footage (see the table below).
- Cash, Cashier’s check, or money order are required 30 days before tax sale (see Tax Year Calendar on this site).
- Each Mobile home park owner shall register each Mobile Home with the Douglas County Treasurer within 30 days of placement or change of ownership (see MH Registration form and MH Request for Change form on this site).
- Before moving or selling Mobile Homes, the taxes must be paid to date. To obtain a clear title, you will need to file a Mobile Home Certification, which can be obtained at the Douglas County Treasurer’s Office and then filed with the Illinois Secretary of State’s Office. There is no fee to obtain a Tax Certification through the Treasurer’s Office. Please bring the original title to obtain a certification and name and address of buyer.

Calculation of Taxes
Tax is calculated by multiplying the rate (based on the age of the Mobile Home) by the square footage.

6th, 7th, and 8th years following model year | 12.0 cents |
9th, 10th, and 11th years following model year | 10.5 cents |
12th, 13th, and 14th years following model year | 9.0 cents |
15th year following model year and subsequent year | 7.5 cents |
Mobile Home Exemptions
Senior/Disabled Persons
As a senior citizen or a disabled person, you may apply for and receive an exemption which reduces the mobile home tax by 20%. To be eligible the applicant must:
- Reside in the mobile home.
- Hold title to the mobile home as provided in the Illinois Vehicle Code.
- One of the following must be true:
- Reached the age of 65 on or before January 1 of the year that you apply for the exemption. (Need a copy of your driver’s license.)
- Was totally disabled and remain disabled until the date on which you apply for the exemption. (Need a copy of your disability declaration.)
- May only apply for one of the above exemptions (see MH Application for Reduction form on this site).
Mobile Home Tax Certification
Before buying a Mobile Home, please contact the Douglas County Treasurer’s Office at 217-253-4011 to ensure there are no outstanding current or back taxes. If you purchase a Mobile Home with unpaid current or back taxes, you will not receive a tax certification. The Treasurer’s Office requires the original title be brought into our office in order to obtain a Tax Certification. You will need to have all buyer information (name(s) and address as it will read on the title) before a certification can be completed. If you have lost the title, you will need to contact your local DMV for further instructions.
